After a storm, the damage you can see is rarely the damage that costs the most. A missing shingle or a torn soffit panel lets water into the attic, and the insulation above your ceiling absorbs it quietly for days before anything shows on the drywall below. By the time there is a stain, the clock has been running for a while. This page explains what actually happens up there, what has to come out, what can stay, and how to keep a small repair from becoming a large one.

The 48-hour window is the whole game

The EPA's guidance on water damage is blunt about the timeline: if wet or damp materials are dried within 24 to 48 hours of a leak, in most cases mold will not grow. Past that, on damp organic material in a Florida attic in August, you are no longer preventing a problem — you are remediating one.

That is why the first call matters more than the eventual scope of work. Getting eyes in the attic within a day or two of a storm frequently means a small area of insulation comes out and everything else stays. Waiting three weeks for a ceiling stain to appear frequently means the whole attic comes out, plus drywall.

What happens to each type of insulation when it gets wet

Insulation is not one material, and the honest answer to "does it have to come out?" depends entirely on what is up there.

  • Blown cellulose — the least forgiving. It is paper-based, so it absorbs readily, mats down, and does not regain its loft as it dries. It is also organic, which is precisely what mould needs. Once cellulose has been genuinely soaked, it comes out.
  • Blown fiberglass — the glass fibres themselves do not absorb water, so lightly dampened fiberglass that dries quickly can sometimes be left. But saturated blown fiberglass compresses under the weight of the water and does not spring back, and compressed insulation has lost most of its R-value permanently. If it is flattened, it is finished.
  • Fiberglass batts — same principle, with the added problem that a batt holds water against the drywall below it and against the framing beside it.
  • Closed-cell spray foam — does not absorb water, which is genuinely an advantage. The catch is that it can hide a leak: water travels along the underside of the roof deck above the foam and appears somewhere else entirely, or does not appear at all while the sheathing quietly stays wet. Foam attics still need inspecting after a roof event.

Any insulation that has been contaminated rather than merely wetted — sewage backup, standing floodwater, or material that has visible mould growth — comes out regardless of type. Porous materials cannot be reliably cleaned once mould is established in them.

The order of operations, and why it matters

The single most common expensive mistake after a storm is putting new insulation in too early. New material laid over damp framing or a still-wet roof deck traps the moisture underneath it, where it cannot dry and nobody can see it. Six months later there is rot in the sheathing.

The sequence that works:

  1. Stop the water. The roof, soffit or vent that let it in has to be closed first, even temporarily. There is no point drying an attic that is still open to the sky.
  2. Remove what is compromised. Wet, matted or contaminated material comes out — usually by vacuum extraction into sealed bags, so nothing is carried through the living space.
  3. Dry the structure and verify it. Framing and sheathing dry at their own pace, not on your schedule. Moisture readings, not appearance, decide when it is ready.
  4. Then re-insulate. Only once the cavity is dry does new material go in.

Steps three and four are where the corners get cut, and it is the one place we will not move faster than the building allows.

Storm damage in Central Florida specifically

Two local factors change the maths. First, humidity: an attic here does not passively dry the way one in a dry climate does, because the air being pulled through the soffit vents is itself carrying a great deal of moisture. Second, attic temperature: a vented attic on a summer afternoon can run 30 to 50°F above the outside air, which accelerates biological growth in damp material rather than baking it dry.

The other pattern we see repeatedly is wind-driven rain entering through soffit vents rather than through the roof at all. The roof passes inspection, the shingles are intact, and the insulation along the eaves is soaked because horizontal rain came in sideways under the overhang. If your ceiling stains appear near an exterior wall rather than in the middle of a room, this is very often why.

Insurance: what actually gets covered

We are not your adjuster and every policy is different, so read yours — but there is one distinction worth understanding before you file, because it decides most claims.

Florida homeowners policies typically respond to sudden and accidental damage: the storm created an opening, water came through it, the insulation was ruined. What they typically do not cover is gradual damage — a leak that has been slowly working for months or years, or damage attributed to deferred maintenance. Both can look identical in the attic. What separates them, in an adjuster's file, is documentation and dates.

So the practical advice is: photograph everything before anything is touched, keep the date-stamped images, note the storm date, and do not have the material hauled away before it has been recorded. We document the attic with photographs, record moisture readings, and provide itemised invoices that describe the work in the terms an adjuster expects to see. We will also tell you plainly when we think something is unlikely to be covered rather than encouraging a claim that will fail.

What to do in the first 48 hours

Before anyone arrives: photograph any exterior damage from the ground, photograph any interior staining as it appears and again as it spreads, put a container under an active drip, and move what you can out from under it. Do not pull ceiling drywall down yourself — a saturated ceiling is heavier than it looks and it is holding wet insulation above it. Do not go up into the attic if the ceiling is sagging or if there is any question about the electrics being wet.

What drives the price

The size of the affected area rather than the size of the house — a contained corner is a very different job from a whole attic. Then: whether removal is required or only drying; the type of material coming out, since contaminated material requires containment and controlled disposal; attic access and headroom, which decides how much of the work is done on hands and knees; whether ductwork, wiring or can lights complicate extraction; how much drying time the structure needs; and what goes back in afterwards. We assess before quoting, because guessing at this from a phone call does nobody any favours.

Common questions

Does wet insulation always have to be replaced?

No — and anyone who tells you otherwise without looking is guessing. Lightly dampened fiberglass that dried quickly can often be left in place. Cellulose that has been genuinely soaked, any material that has matted or compressed, and anything with visible mould growth or contamination all need to come out. The decision is made in the attic with a moisture meter, not over the phone.

How soon after a storm should I have the attic checked?

Within a couple of days if you have any reason to suspect water got in — a missing shingle, a damaged soffit, a ceiling stain, or simply a storm severe enough that neighbours have roof damage. The EPA's 24-to-48-hour drying window is the reason for the urgency. Waiting for a stain to appear means waiting past the point where the cheap version of this repair was possible.

My ceiling has a stain but it is dry now. Is it fine?

Not necessarily. Drywall dries from the room side long before the insulation resting on top of it does, so a dry-looking ceiling can have saturated material sitting above it. A stain is evidence that water reached the ceiling, which means it passed through the insulation on the way. It is worth a look in the attic even when the room looks fine.
