Removal is the one insulation job people are most often sold when they do not need it — and most often skip when they do. Old insulation that is simply thin does not need to come out; you add over the top of it and both layers count. Old insulation that is contaminated, soaked or flattened has stopped being insulation and started being a problem, and burying it under new material just means paying to hide it. This page is about telling those two situations apart.
When removal is genuinely necessary
- Rodent contamination. Droppings and urine soak into loose fill and cannot be cleaned out of it. Beyond the smell, the attic is connected to your living space by every ceiling penetration, so the air does not stay up there. This is the most common reason we take an attic out.
- Water damage. Cellulose that has been soaked mats down and never recovers its loft. Fiberglass that has been compressed by the weight of water does not spring back. Either way the R-value is gone permanently — and anything with visible mould growth on it cannot be reliably cleaned, because porous materials hold it deep inside.
- Smoke or fire exposure. Soot and odour bind into the material and keep releasing for years.
- Packed flat. Insulation crushed by storage, foot traffic, or trades working in the attic is not insulating. Loft is most of what it does.
- A persistent smell you cannot place. If an odour in the house traces upward, the attic is where to look.
When it is NOT necessary — and we will say so
If what is up there is dry, clean and just thin, leave it. New blown-in insulation goes straight over the top and the R-values add together. Removing perfectly serviceable material and replacing it costs you significantly more and buys you nothing.
Age alone is not a reason either. Thirty-year-old fiberglass that has stayed dry and undisturbed is still doing its job. We would rather quote you a top-up than a removal you did not need — it is a smaller invoice today and it is the reason people call us back.
Vermiculite: stop and read this
If your attic contains vermiculite — small, pebbly, greyish-brown or silvery flakes rather than fluffy fill — do not disturb it, and do not let anybody vacuum it out as a routine job.
The EPA's guidance is unambiguous: assume vermiculite insulation contains asbestos, leave it undisturbed, do not attempt to remove it yourself, and hire a professional asbestos contractor if work has to happen that would disturb it. Asbestos fibres are only a risk once they are airborne, which is exactly what disturbing the material does.
We are an insulation contractor, not an asbestos abatement contractor. If we find suspected vermiculite in your attic, we stop, we tell you, and we point you to licensed testing and abatement. We will not vacuum it out to keep a job on the schedule, and you should be wary of anyone who offers to.
How the removal is actually done
The material comes out by commercial vacuum, through a hose run to a collection unit outside — not in bags carried down through your hallway. That distinction matters more than it sounds: contaminated loose fill carried through a house sheds the whole way.
The sequence is:
- Assess and photograph. What is up there, how much, what is wrong with it, and whether anything needs testing before we touch it.
- Protect the route. Floors and the area beneath the hatch are covered, and the hatch opening is contained so material does not fall into the house.
- Extract. The vacuum pulls the old fill out into sealed bags at the truck.
- Clean down and treat. Where there has been rodent contamination, the deck is cleaned and treated rather than simply emptied. Emptying an attic that still smells has solved nothing.
- Inspect what the insulation was hiding. This is the part homeowners get the most from, and it only happens once in a decade.
The bare-deck inspection is worth more than the removal
An emptied attic is the only time anyone sees your ceiling plane bare. While it is open we look for the things insulation conceals: active roof leaks and old water staining on the sheathing, rodent entry points at the eaves and gable vents, bath and kitchen fans discharging into the attic instead of outside, wiring that has been damaged or chewed, and every unsealed penetration through the ceiling.
That last one is the money. With the deck bare, air sealing is straightforward and cheap; once new insulation is down, it is neither. Sealing the ceiling before re-insulating is the single highest-return thing you can do in that window, and it is the reason a removal should never be scheduled without deciding what goes back in.
What goes back in
An attic should not be left bare. Almost every removal here is paired with new insulation in the same project, and the choice is usually between two things:
- Blown-in at the ceiling — the standard, cost-effective answer for most homes. Central Florida sits in climate zone 2, where the building code sets a ceiling target of R-38 for new construction, and older homes are frequently at R-11 to R-19.
- Spray foam at the roofline — the better spend when your air conditioning ductwork runs through the attic, because it brings that whole space inside the conditioned envelope instead of leaving the ducts in 130°F air.
Lakeland Electric offers a $300 attic insulation rebate where the existing insulation measures R-19 or less, with a pre-inspection required before work starts. Duke Energy, TECO and FPL run separate programmes. Since a removal means the existing insulation is about to be gone, the timing on that inspection matters — we sort it before we start, not after.
What drives the price
Square footage and the depth of material coming out. Then: what kind of contamination is involved, since rodent or mould work requires containment, treatment and controlled disposal; attic access — a tight hatch and a low-pitch roof mean everything moves slowly; how far the hose has to run from the truck; whether ductwork, wiring and can lights obstruct the deck; and disposal volume. We look in the attic before quoting, and we scope the removal and the replacement together so you are seeing one number rather than a surprise second one.
Common questions
Do I have to remove old insulation before adding new?
Usually not. If it is dry, clean and undisturbed, new insulation goes over the top and both layers count toward the total R-value. Removal is for material that is contaminated, has been wet, is packed flat, or smells — not for material that is merely old or thin.
My attic smells and I think there were rats. Is cleaning enough?
Not on its own. Loose fill absorbs urine and holds the odour, so the contaminated material has to come out before any treatment can work. Just as important is finding and closing the entry point — usually at the eaves, gable vents or roofline. Clearing an attic without sealing the way in means doing it again.
How long does a removal take, and is my house liveable during it?
Most attics come out in a day; badly contaminated or very large spaces can take longer. The material is vacuumed out through a hose to the truck rather than carried through the house, and the hatch area is contained. You can stay home, though people sensitive to dust often prefer to be out during the extraction.
What if there is asbestos in my insulation?
If we see anything that looks like vermiculite, we stop and tell you rather than removing it. The EPA's advice is to assume vermiculite contains asbestos, leave it undisturbed, and use a licensed asbestos professional for any work that would disturb it. That is a different trade with a different licence, and we will refer you rather than take it on.
