If you have collected two quotes for spray foam on a Clearwater house, you have probably noticed they can be thousands of dollars apart while both say the same two words. Most of that gap comes down to one decision — open-cell or closed-cell — and it is worth understanding before you sign anything.
The difference everything else comes from
Both products start as two liquids that react and expand on contact. What separates them is what happens to the bubbles. In open-cell foam the cells stay broken open, so the finished material is soft, light and full of air — around half a pound per cubic foot. In closed-cell the cells stay sealed, giving a dense, rigid, board-like material at roughly two pounds per cubic foot.
That structural difference drives everything else. Open-cell typically delivers somewhere around R-3.5 to R-4 per inch; closed-cell is usually in the range of R-6 to R-7 per inch. Closed-cell also behaves as a vapour barrier once you are at about an inch and a half or thicker, while open-cell stays vapour-open and lets moisture move through it. Cost tracks density too — closed-cell uses far more material to fill the same cavity, so it is the more expensive product by a wide margin. That does not automatically make it the better one for your house.
What this means in a Clearwater attic
Most of the spray foam work we do in Clearwater is at the roofline rather than on the attic floor. Sealing the underside of the roof deck brings the attic — and critically, the air handler and ductwork in it — inside the conditioned space, instead of leaving that equipment working in an attic that runs well above outdoor temperature all afternoon.
Florida sits at the mildest end of the national climate map, and the code reflects that. Under the unvented attic provisions used here, air-impermeable insulation has to go in direct contact with the underside of the roof sheathing — and in our zone there is no requirement for extra rigid board above the deck for condensation control the way there is up north. A straightforward roofline application is a compliant assembly in Pinellas County without the added layers a northern house would need.
Depth is where the two products diverge in practice. To reach the ceiling performance the Florida energy code asks for on the prescriptive path — commonly around R-38 — you need noticeably more inches of open-cell than closed-cell. Where rafter depth is generous that is a non-issue. Where headroom is tight, closed-cell gets you there in less space.
Moisture, salt air and flood zones
This is where Clearwater differs from the inland Polk County work we do, and where the answer often changes.
Closed-cell foam does not absorb water. FEMA's guidance on flood damage-resistant materials places it in the highest class — materials able to withstand direct, prolonged contact with floodwater without significant damage — and it is the only cavity insulation carrying that rating. In a coastal flood zone that matters a great deal for anything low in the structure — open-cell in the same spot would hold water and have to come out.
Up in the attic the calculation flips. Open-cell's vapour-openness is sometimes an advantage: if the roof develops a leak, water tends to show itself on the ceiling below rather than sitting silently on top of a sealed layer. Closed-cell hides a slow leak better than anyone would like.
Storm performance — and the honest caveat
There is real research behind the storm claim. University of Florida testing found that closed-cell foam applied to the underside of a nailed-down roof deck substantially increased the uplift resistance of the sheathing-to-framing connection — the researchers reported increases on the order of 250% to 300% in their test assemblies. For a coastal house that is not a marketing line, it is a structural benefit.
The same body of work flagged the caveat, and we would rather you hear it from us: once the underside of the deck is sealed, a roof leak cannot dry inward into the attic, and wet sheathing that cannot dry is how you get rot. So we look at the age and condition of your roof before quoting foam at the roofline. Foaming the underside of a roof you are replacing in two years is money spent twice.
So which one would we put in your house?
For a typical Clearwater attic on a sound roof, open-cell at the roofline is very often the sensible answer — it seals the attic, brings the ductwork inside, costs less per square foot, and stays honest about leaks. We reach for closed-cell where the house is in a flood-prone area, where rafter depth is too shallow, or where the added stiffness at the deck is worth paying for.
Sometimes the answer is neither. If you have a straightforward vented attic with thin, settled material and the ductwork is not the problem, blown-in insulation gets you most of the comfort improvement for a fraction of the money. If the existing material is contaminated or water damaged, insulation removal comes first regardless of what goes back in.
Five questions worth asking any contractor
- Open-cell or closed-cell, and why this one for my house? A good answer references your roof, your rafter depth and your flood zone.
- How many inches, and what R-value does that work out to? Inches without an R-value figure is not a specification.
- Attic floor or roofline? They are different jobs with different outcomes.
- How old is my roof, and should it be done first? Anyone unwilling to raise this is not thinking about your house.
- What happens to the existing insulation? Removal is sometimes necessary and should be priced openly, not discovered on the day.
